Pecan Valley Resort Amenities – Important Notice Please note that the Pecan Valley Resort waterpark and several amenities are currently limited and are expected to be fully available by the end of May. The resort itself remains open, and the following amenities are currently available: • Figure-8 hot tub • Surf machine (open daily from 12:00 PM – 3:00 PM) • Golf simulators ($20/hour per simulator) • On-site restaurant and bar (open Thursday–Sunday) Resort amenities, hours, and availability are managed directly by Pecan Valley Resort and may change based on weather, maintenance, or operational needs. By booking, guests acknowledge that waterpark access and certain amenities may be unavailable during this time. Refunds will not be issued based on amenity availability.

House Rules: Maximum Occupancy: This home accommodates up to 12 people. Please adhere to this limit for the comfort and safety of all guests. Do not exceed the maximum occupancy. No Smoking Policy: Smoking of any kind (including cigarettes, cigars, vapes, and e-cigarettes) is strictly prohibited inside the home. A $500 fine will be charged for any evidence of smoking, along with any additional costs for cleaning or damage. No Pets unless they are preauthorized and added to your reservation. Spa Usage: Enjoy the spa, but exercise caution and responsibility. Children must be supervised at all times. USE AT YOUR OWN RISK. Safety Measures: For your safety, please do not climb on or over any railings or barriers within the property. Be mindful of any warning signs and follow instructions provided. Quiet Hours: Please be respectful of other guests and neighbors, especially during quiet hours (typically between 10 PM and 7 AM). Keep noise levels to a minimum, both inside and outside the property. Responsible Conduct: Treat the property and its amenities with care. Any damages or excessive mess caused by guests may result in additional charges. Please do not remove any items from the home. Rinse Dishes and Start the Dishwasher: Before check-out, please rinse dishes and start the dishwasher. This helps us maintain a clean and organized kitchen for future guests. Garbage Disposal: Take all garbage out to the dumpsters located on the east end of the building. Properly dispose of trash to keep the property clean and avoid attracting pests. CITY OF HURRICANE RULES Guests or occupants of short-term rental shall not: 1. Create noises that by reason of time, nature, intensity or duration are out of character with noises customarily heard in the surrounding residential neighborhood. 2. Disturb the peace of surrounding residential property residents by engaging in shouting, fighting, playing of loud music, racing of cars or recreational vehicles on streets, engaging in outside recreational activities after ten o'clock P.M. or other similar activities. 3. Interfere with the privacy of surrounding residents or trespass onto surrounding residential properties. 4. Allow pets or animals to create noise, roam the streets, trespass onto neighboring properties, or create a mess that is nit cleaned up by the owner or custodian of the pet or animal. 5. Engage in any disorderly or illegal conduct, including illegal consumption of drugs or alcohol. We hope you have a wonderful and enjoyable experience at our home. Important Information for Your Stay Hot Tub Maintenance The hot tub is serviced twice weekly, every Monday and Thursday, to ensure a clean and relaxing experience. Each service will take approximately 30 minutes. (A technician will let themselves into the back yard for each of the services above.) Landscaping: Our landscaping team will visit every Friday to maintain the backyard. Desert Environment Notice Located in the heart of the desert, our properties are part of a unique ecosystem where pests may occasionally appear, despite our proactive efforts. We conduct monthly pest control treatments to maintain a comfortable environment. Summer Months: Sugar ants may appear if food is left out, even with regular treatments. Winter Months: Cockroaches may occasionally be spotted due to the desert environment. While we take every measure to minimize pests, their presence is sometimes unavoidable. Refunds will not be issued for pest sightings, but our pest control team can do our best to provide an additional treatment during your stay if needed. We appreciate your understanding of these natural desert conditions. Pool & Water Park Update The Pecan Valley Resort pool and water park are now open. For hours of operation you will need to check with the front desk or call the resort directly. Please note that refunds will not be issued based on amenity availability. Thank you for your flexibility. Resort Construction Notice Pecan Valley Resort is a growing community, with construction ongoing during weekday daytime hours and occasional weekend work. Our crews strive to minimize disruptions and maintain a peaceful environment for guests. Refunds will not be provided for construction-related noise or activity. What to Expect We’re committed to providing a memorable, five-star experience at our private homes, designed for comfort, not as hotels. We provide a starter kit of essentials, including paper products, soaps, and basic supplies, sufficient for the first few days. Additional items can be purchased locally if needed.
